| Palmas Del Mar is one of the largest master planned communities in the Caribbean with approximately 2,750 acres of land devoted to a variety of residential, commercial and resort uses. With its combination of primary and secondary homes, lodging facilities and resort amenities, Palmas is the Caribbean's most fully integrated premier destination resort and residential community.
Palmas is located on the southeast coast of Puerto Rico approximately 40 miles from San Juan, Puerto Rico's capital and largest city. Unique among Puerto Rico residential and resort communities, Palmas has over six miles of Caribbean Sea frontage, including approximately three miles of continuous sand beach. The balance of the water frontage consists of secluded beaches and rocky promontories, offering unparalleled views and settings. In addition, the inland portion of Palmas provides a variety of topographical contours providing for an extensive variety of land use patterns ranging from custom hillside residences to clustered housing developments fronting golf courses or other recreational amenities. Starting in the mid-1990's, Palmas Master Plan Developer, Palmas del Mar Properties, Inc. (PDMPI) began to broaden its plans so as to emphasize first home development opportunities as well as its continued resort and second home activities. Continued highway and other infrastructure improvements constructed by the Puerto Rican government have dramatically reduced the commuting time between Palmas and San Juan to the point where Palmas has become effectively a suburb of Puerto Rico's principal economic hub. With the shorter commute time adding to the attractiveness of Palmas' extensive recreational amenities, architectural controls, access-controlled location and private school, Palmas has become increasingly attractive as a first home community for executives and professionals and their families. Averaging $130 million in real estate sales annually, condos and villas are selling at an average of $500,000 and estate homes from $1.0 million up. To support the planned strategic shift to encompass primary residential developments as well as planned additions to the resort components of Palmas, PDMPI has initiated and completed a series of significant infrastructure-related improvements and capital expenditures. These include the following: Completion of an extensive expansion (at a total cost in excess of $30.0 million) of the existing recreational amenities within Palmas including the construction of an additional 18 holes of championship golf, the Flamboyan designed by Rees Jones, a new golf clubhouse and private beach club. The effect of this river channelization project was to make available approximately 130 acres of surrounding land for current and future parcel sale and residential development thereby significantly expanding the primary and secondary resident population of Palmas. Completion of PR906 by the government of Puerto Rico (at a cost of approximately $2.5 million), a four lane road offering direct access to Palmas. Construction of new main and secondary entries into Palmas, including an associated access control system (at a cost of approximately $1.7 million). Construction of (at a cost of approximately $1.5 million) a new sales and information center located adjacent to the main entrance to Palmas. Creation of the Palmas Academy, a private educational institutional for students ranging from kindergarten to high school. The Academy, which gives preferred admissions to Palmas residents, has quickly become one of the most highly regarded schools in Puerto Rico. Beyond the specific projects listed above, PDMPI continues to invest additional funds in community wide infrastructure improvements. In the last decade PDMPI has invested over $112.0 million in infrastructure improvements for parcel development, road construction, utility facilities, levee construction, and planning studies for the short and long development of Palmas. In addition to Palmas' wide range of residential offerings as well as Palmas Country Club's recreational facilities, Palmas also offers numerous other features attractive to residents and visitors. These include: A first class casino offering blackjack, craps, mini-baccarat and slots; An expansion of a 160-slips Marina and Yacht Club designed for yachts and mega yachts is under construction, to the already existing 200-s1ip deepwater marina village with an inner harbor capable of handling yachts up to 80 feet; Full retail offerings including grocery stores, wine cellar boutiques and other retail stores. An equestrian center; Deep sea fishing, diving and snorkeling. Bicycle and golf cart rentals, and eighteen restaurants. Palmas' utility needs are serviced by a variety of providers including Puerto Rico Telephone, Puerto Rico Electric Power Authority, and Water and sewer service is provided by Palmas Del Mar Utilities, the only private utility company in Puerto Rico. Both a fire station and a satellite station for the Puerto Rico Police Department exist on site. With only 50 percent of its total land area presently developed, Palmas has the resources and commitment of ownership to ensure that its long-term vision is successfully accomplished. |
